If you're not pre-approved when you find the right house, you don't have a house. You have a dream.
Pre-approval is different from pre-qualification. Pre-qualification is a quick estimate based on self-reported income. Pre-approval involves a lender actually verifying your income, assets, and credit. Sellers treat it as a real commitment.

Down Payment Assistance Programs in the DMV
One of the biggest misconceptions: you need 20% down. You don't.
Virginia:
- VHDA (Virginia Housing) offers first-time buyer loans with down payment as low as 0–3% for qualified buyers.
- Virginia Housing Down Payment Assistance Grant: Up to 2.5% of the purchase price, no repayment required.
- Fairfax County First-Time Homebuyer Program: Down payment assistance for buyers purchasing within Fairfax County.
Maryland:

DC:

The Hidden Costs of Buying in DC, Maryland, and Virginia
Your down payment is just the beginning.
Virginia: Closing costs typically run 2–3% of purchase price for buyers.
Maryland: Higher — 3–5% due to transfer and recordation taxes.
DC: Similar to Maryland or higher, especially DC's transfer tax at 1.1–1.45%.
Budget for closing costs separately from your down payment. Talk to your lender early.
Understanding the DMV Offer Process
Multiple offers are common in this market. Here's what you need to know:
Escalation clauses: An escalation clause says "I'll pay $X, but if another offer comes in higher, I'll match it up to $Y."
Appraisal gaps: Some buyers waive or limit appraisal contingencies in hot markets. This is risky. Understand what you're agreeing to.
Inspection contingencies: Some buyers waive inspections to compete. We'd generally advise against this on older homes.
Settlement timeline: The DMV average is 30–45 days. Flexibility on timeline can be a competitive edge.
What Title Insurance Means for First-Time Buyers
You'll see two title insurance charges on your Closing Disclosure: lender's title insurance (required) and owner's title insurance (optional but recommended).
Lender's title insurance protects your bank. Owner's title insurance protects you.
For a first-time buyer putting down 10% on a $600,000 home, you've got $60,000 invested. Owner's title insurance protects that equity against title defects. The one-time premium runs $1,500–$2,500. It covers you for as long as you own the home.
